Questions

What is a Section 13 notice?

A Section 13 notice is the formal notice a landlord serves to propose a new rent for an assured or assured shorthold tenancy in England. If the tenant does not agree to the new rent, they can apply to the tribunal before the date the new rent would start.

What does the First-tier Tribunal decide?

The First-tier Tribunal (Property Chamber), the tribunal that decides disputed rents in England, sets an open-market rent for the property. The rent it sets can be lower than, equal to or higher than the rent on the notice, and it becomes the legal rent from the date on the notice.

Where does the data come from?

Every decision is published by HM Courts & Tribunals Service on GOV.UK. Benchmere collects the published decisions, removes personal details, and records the street, postcode district, proposed rent, determined rent and decision date for each one.

Is this legal advice?

No. Benchmere shows what the tribunal decided in the past near a property. It cannot predict an outcome for any individual case. If you need advice about your own rent, speak to a solicitor or an advice service such as Shelter or Citizens Advice.

How often is the data updated?

New decisions are collected as they are published. Each page shows its own data-updated date so you can see how current the figures are.
